Good choice with the latex paint as a sealant for roofing. As far as maintenance goes with a roof, it's best to inspect, or have someone come out and inspect it for you, and determine if there are any loose shingles, faded or curled shingles or any damage to the gutter systems at the tips.
The quicker you get to this problem the better. And if your roof suffers any hail damage, or you aren't sure if it has after a massive storm, contact your insurance company to do an evaluation and determine for you whether you qualify for a new roof.
